Our zoning reports start at $675 and included in that cost are the zoning verification letter fees and/or other direct costs from the local jurisdiction up to $50 at no additional cost to you!
We will research the zoning ordinance to see if the current use of the property is permitted by right based on the zone the property resides in. If it is not permitted by right, we will research if there are special or conditional use permits in place that allow it to operate. If the current use is not permitted and the site is not operating with a special or conditional use permit then we will research to see if the use is grandfathered (also known as legal non-conforming). When possible, we get this in writing from the local jurisdiction.
In addition to researching permitted uses, the following bulk restrictions (and others as they apply) will be listed and evaluated against your property:

We will make a statement concerning the site’s conformance with bulk regulations and our reasoning behind our conclusion (legal conforming, legal non-conforming, etc.). Should a property be legal non-conforming, we will make a statement as to the policy that applies to the ability to rebuild the site in the event of damage or destruction. These statements do not replace that of a zoning attorney or the local jurisdiction.
Report status of any open building, fire, or zoning violations if they exist based on the response from the jurisdiction.
We will request a copy of the occupancy permit for the site and make a statement as to whether or not the lack of an occupancy permit is considered a violation by the local jurisdiction that could result in an enforceable action.
